I graduated from Neumann University with a Bachelors of Science in Business Administration. I played for the Division III NCAA team and then headed off to Italy to play for Varese. After playing hockey I decided to start a career at BC Ferries. In 6 years of working there, I became a Chief Steward and obtained my Real Estate License at the same time. I used BC Ferries as a stepping stone towards my career as a Real Estate Agent for eXp Realty. Using my life experiences I believe it helps me with deliver some of the best Customer Service to my clients. I purchased my first rental unit at the age of 18 and been involved in property management my whole life because my father. I work hard to deliver the best home Buying or Selling experience as well maintain relationships that last for a lifetime. When dealing with one of the biggest purchases or sales in someone's life I believe its key to be Humble, Honest, Understanding, and to act with integrity. What Does the Cowichan Title Case Mean for Homeowners in Canada?

Canada is a country where words can spark strong reactions, and discussions around land, history, and rights can quickly become emotionally charged. What I want to share here isn’t meant to offend anyone. It comes from conversations I’ve had directly with investors, developers, and homeowners who are trying to understand what this landmark ruling means for the future.

You may agree or disagree with what I’m about to say, and that’s completely fine. My goal is simply to break down what people in the real estate world are already talking about.

1) A Precedent for Canada: Is It Good or Bad?

The Cowichan title decision sets a national precedent. Whether that’s positive or negative depends on who you speak to.

What we have seen since the ruling is an increase in other legal challenges across the country. Quebec now has a major claim involving land title changes and a request for $5 billion in reparations. In New Brunswick, another case was recently filed seeking a significant portion of the province’s land.

These cases raise important questions about how property rights and land titles in Canada may evolve in the coming decade.

2) Impact on Development

In British Columbia, developers and investors are becoming increasingly cautious. Their concern is simple: uncertainty.

When the long-term ownership or status of land becomes unclear, developers hesitate to move forward with major projects. When development slows, the cost ultimately lands on the end user, the future homebuyer.

Less construction means reduced supply, and reduced supply means higher prices for the average Canadian trying to purchase a home.

3) Costs to Taxpayers

Cases of this magnitude cost taxpayers millions of dollars to litigate and process. That financial burden often ends up reflected in higher provincial expenses and eventually in higher property taxes.

For Canadians already feeling squeezed by the cost of living, this is another pressure point.

4) Mortgage Renewals and Refinancing Issues

The ongoing situation in Richmond has already caused real issues for homeowners, especially farmers who rely on refinancing each year to fund their operations.

Some lenders are hesitant to renew or refinance mortgages tied to properties under legal dispute. These aren’t speculative investors. These are families who have worked their land for decades and depend on stable financing to survive. The uncertainty has put some of their livelihoods at risk.

Property Tax Fairness

This brings up a difficult question:
Is it fair for someone who has lived in their home for 50 years and paid taxes faithfully to face uncertainty over their land status?

Do decades of contribution and stability matter in this conversation? These are the questions many long-term homeowners are now asking.

My Perspective

As someone involved in real estate and investment, I absolutely understand the importance of reconciliation and the need to address historic wrongs. At the same time, we are navigating a period of significant instability.

Canada often discusses colonization, but at the same time we have opened the doors to record levels of immigration over the last eight years, and new legislation like Bill C-3 will make citizenship more accessible to certain groups not born in Canada.

Immigration has always been a cornerstone of this country. It built the Canada we know today. But it also means our policies need to align consistently. If the goal is reconciliation, economic stability, and fairness, then we need clear and predictable rules that support Indigenous communities and protect the rights of existing homeowners.

Right now it is not entirely clear where we are heading. Many Canadians including developers, buyers, farmers, and long-term residents are unsure what this country will look like 50 years from now.

I don’t believe any of these changes are intentionally designed to harm Indigenous people. In fact, if reconciliation was being pursued in a fully aligned way, we wouldn’t be seeing such contradictions between land title rulings, immigration policies, and economic realities.
